The space should be a minimum of 34,475 ANSI/BOMA Office Area (ABOA) to a maximum of 36,199 ABOA square feet. The space must be in a commercial office park and not in an industrial area. The lease term is 15 years with a firm term of 10 years. The space should be contiguous on one or two floors, with lower floors preferred. Access to a loading dock or loading area is required. The space should allow for efficient layout and office workflow. It should have 24/7 access through a card system and provide 5 secured parking spaces for Government vehicles. Additionally, 233 surface parking spaces must be available within 1/4 mile from the building for employees and visitors. The space should be well lit at all times for safety and should not be within 300 ft of a school. LEED CI certification and EV charging stations are required. The space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards.
