The lease will be for a full term of 15 years and a firm term of 10 years, requiring 120 reserved secured parking spaces for government vehicles and an additional 400 visitor spaces. The delineated area for the property is precisely defined, encompassing specific routes and intersections. Key requirements for the building include modern construction, efficient layout, contiguous space on no more than two floors (preferably ground or lower), a dedicated elevator in multi-tenant buildings, a 20-foot setback, and the ability to construct a secure sally port. The government requires 24/7 access and multiple vehicular ingress/egress points, with 10 electric vehicle charging stations. The offered space cannot be co-located with certain federal, state, local government agencies or private firms providing specific services, nor can it be within 1,000 linear feet of schools, daycare centers, residential areas, hotels, or areas of high civilian activity. Preference will be given to locations easily accessible from main thoroughfares but inconspicuous, with proximity to concessions and professional businesses. Interested parties must submit detailed information by January 16, 2026, including owner's name, property authorization, address, age of building, total gross square feet, site plan, floor plan, parking identification, and maps demonstrating adherence to the delineated area and proximity to public transportation and amenities. The property must comply with fire safety, accessibility, and sustainability standards, as well as telecommunications prohibitions under Section 889 of the FY19 NDAA.
