SOLICITATION FOR LEASE - WAREHOUSE SPACE @ WATERVLIET NY

The U.S. Army Corps of Engineers, New York District, is seeking to lease approximately 40,000 square feet of warehouse space for Watervliet Arsenal in Watervliet, New York. The lease term is ten years (one firm year with nine one-year renewal options reserved for the Government). The facility must be within a 4.5-mile radius of Watervliet Arsenal, with easy access to major throughways. Key requirements include temperature-controlled, secure space, up to four loading docks, storage rack capabilities, a bridge/gantry crane, and parking for approximately 14 employees and four tractor-trailers. The expected occupancy date is no later than February 27, 2026. Offerors must submit a completed Lease Proposal Worksheet, proof of ownership, and initialed copies of all enclosures, including the Lease Requirements and a Sample U.S. Government Lease. Offerors are requested to contribute to initial space alteration costs and must be registered with the System for Award Management (SAM). Offers are due by December 12, 2025, with a best and final offer deadline of December 19, 2025. Evaluation factors are provided in Enclosure 6.
