Combined Synopsis/Solicitation GENERAL SERVICES ADMINISTRATION is seeking to lease office space in Saint George, Utah. The space should have a minimum of 3,772 square feet and a maximum of 3,800 square feet. It should be used for office purposes and the lease term is 15 years with 13 years firm. The agency requires an amortization term of 8 years for both Tenant Improvements and Building Specific Amortized Capital. The offerors are encouraged to submit rates for all terms available in the Automated Advanced Acquisition Program (AAAP) for consideration against future GSA requirements. The agency also has unique requirements for an Agency Tenant Improvement Allowance. Offerors are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA). The Shell work associated with delivering the Tenant Improvements will be at the Lessor's cost. Offerors are recommended to start the SAM registration process directly following the offer submission. The Government intends to award a Lease to an Offeror of a Building that is in compliance with Seismic Standards.
