Rekey Project - IRS building Houston TX

The Department of Treasury, Internal Revenue Service (IRS) is seeking a contractor for a rekey project at the Houston North IRS Building (TX2298). The project involves replacing 41 door handles, locks, cores, and all associated door lock hardware. The contractor will design, furnish, install, and document a master key system, preferably using the BEST brand or similar, compatible with existing hardware and compliant with ADA requirements. The system will utilize a Small Format Interchangeable (SFIC) 7-pin design and include a hierarchical key system with master, suite, and user levels. The contractor is responsible for providing all materials, labor, equipment, management, supervision, coordination, and transportation. Key control and security are paramount, with strict confidentiality requirements for the master key system details. The project has a performance period from September 30, 2026, to September 29, 2031, with a 90-calendar day timeframe for completion from the start date. Work hours are typically 0700-1600, Monday-Friday, with noisy work performed after hours. The contractor must adhere to all safety, security, and environmental regulations, including proper waste disposal and asbestos awareness. A 24-month warranty on all work and equipment is required, and closeout documents, including as-built drawings and manuals, must be provided.
