Modular In-Plant Warehouse Offices

This Performance Work Statement (PWS) outlines the requirements for a contractor to procure, deliver, and install four pre-wired, insulated modular in-plant warehouse offices at Naval Base Guam (NBG) for NAVSUP FLCY Site Marianas. The project requires a complete turnkey assembly, creating a combined office footprint between 8'x20' and 8'6"x20'6" on an existing concrete warehouse floor. The scope of work includes delivering all components, offloading materials with contractor-provided equipment, and performing non-welded mechanical installation and anchoring. The modular units must meet specific structural, thermal (R-13 walls/R-19 ceilings), acoustic (minimum STC 35), and electrical (NEC pre-wired, 100-Amp distribution panel) standards. The contractor must also supply and position four matching ergonomic desk and chair sets. This project excludes site preparation, utility hookups (which terminate at the exterior breaker panel), and IT cabling. All work must be completed within 45 calendar days after the contract date. Operations must occur during regular base hours (Monday through Friday, 0700 to 1600 ChST), subject to Guam's tropical cyclone readiness protocols. Contractor personnel must obtain DBIDS credentials for base access. Deliverables include product data sheets, shop drawings, a quality control plan, and a final requirements verification checklist. Final inspection and acceptance will occur at the destination upon successful installation and cleanup.
