U.S. Government Seeks to Lease Space in Englewood, CO

The General Services Administration (GSA) is seeking lease proposals for office space in Englewood, Colorado. The U.S. Government requires 15,684 to 16,469 ABOA square feet of contiguous office space with 23 surface parking spaces for a full term of 15 years, including a 10-year firm term. The delineated area for the proposed facility spans from East Orchard Road in the north to E-470 in the south, and from I-25 in the west to South Parker Road (CO-83) in the east. Additional requirements include specific security measures for first-floor spaces and a prohibition against locations within 400 feet of certain facilities such as public defenders, ICE, probation offices, IRS, universities, daycares, and religious facilities, which may be waived under certain conditions. The offered space must comply with government standards for fire safety, accessibility, seismic, sustainability, and must not be in the 1-percent-annual chance floodplain. Proposers must also adhere to telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act (NDAA). The Government is considering alternative space due to an expiring lease and will evaluate proposals based on economic advantage, including relocation costs.
